Clean up & remove waste
Keep stairwells, lifts and the basement clean throughout the work.
Construction waste must be carried out in sealed bags — never in the refuse chute, lifts or shared spaces.
The rules in detail
Summary of §11–§13 of the resident rules.
Approval & load-bearing structure
More extensive changes require the board's approval. The application must include a description of the work, drawings (current state and planned changes) and details of the contractor.
Load-bearing concrete structure: any intervention requires written approval from the board. A building permit may be required.
Hours for disruptive work
Chiselling, drilling, sanding, sawing and hammering are only allowed on weekdays 09:00–17:00.
The building has a cast-in-place concrete structure — noise travels through the entire property. Announce extensive work in advance with days, times and estimated duration.
Cleaning & dust
You are fully responsible for keeping shared spaces clean throughout the work — cleaning must be ongoing, not just afterwards.
Limit the spread of dust (e.g. vacuum while drilling, seal the door to the stairwell). All work must take place inside the apartment.
Construction waste
Construction waste must not be put in the refuse chute, lifts or basement areas. Everything must be carried out of the property in sealed builder's bags.
Builder's bags placed outside the property must be emptied and collected promptly when full. You are responsible for ensuring your contractor follows the rules.
Hiring tradespeople
You may hire your own contractor for simpler work within your own area of responsibility. Make sure the tradesperson is certified and can provide guarantees — especially important for wet rooms.
Feel free to contact the property manager Delagott for recommendations.
Connecting equipment
Personal equipment (dishwasher, washing machine, ice maker, etc.) connected to the property's water and drainage system must be installed professionally.
